Active local weather warning
The National Weather Service has issued a coastal flood warning covering Hollywood. Heavy rain and drainage loading can expose roof leaks, blocked drains, and ponding water. This is a weather exposure advisory; it does not establish damage to a specific roof.
Do not access a roof during hazardous weather. Protect people first, avoid water near electrical equipment, and request roofing help when conditions permit.

Commercial roof repair, coating and replacement along Johnson Street in Hollywood, FL, with clear options for owners who run their buildings day to day.
Ponding depth on a small flat roof is easy to measure: a ruler, a photograph and a look at the time since the last rain. Johnson Street runs between 56th Avenue and US-441, and the Johnson Street Business District is a member-led group of local business owners, residents and local-government members working on district identity, aesthetics and promotion while maintaining the area's multicultural character. Commercial Roofers Hollywood handles low-slope and metal roofs on commercial buildings there, starting with the drainage plane and the edge condition and giving an owner who manages the building directly a plain explanation of the options.
The district is defined by a stretch of road, and a street name does not tell us what any one roof is made of. We identify the assembly on the roof: the membrane or metal system, the layer count, the deck and the condition of each. A short first visit gives an owner a photographed record of the roof as it stands, with the leaks, the ponding and the likely water entry points marked. The same visit shows whether the roof drains toward a rear lot, an alley or the street frontage, which decides where the crew stages material and where water has to be kept off customers.
Access depends on the building. Some roofs are reached by a ladder from a rear lot, others by an interior hatch. We agree on the route, the parking space for the crew, the staging area for material and the hours when noise will cause the least trouble, with the owner and any tenants.
Where an owner runs the building directly, the scope has to be short enough to decide on and complete enough to rely on. Our proposal lists the defect or condition, the cause as far as the evidence shows, the recommended work, the alternatives and the price of each. It also states what each option leaves in place, so the owner sees the tradeoff plainly.
A small repair that closes a known entry point is priced separately from a coating restoration or a replacement. If a roof has several problems, the report ranks them, so the owner can fund the urgent ones now and schedule the others. Photographs go with every item. If a tenant or a lender asks about the roof, the owner has a document that answers.
Hollywood's NOAA normals set the frame for Johnson Street roofs: a 76.1 degree annual mean, 89.9 degrees in August, and 8.84 inches of rain in June against 8.67 in September. The chance of damaging winds, tornadoes, lightning, hail and flooding in South Florida is greatest from mid-May to early July. On a small flat roof with one or two drains, a single blocked outlet can put the whole surface under water.
We check drains, scuppers and overflow openings first, clear them and watch how the water moves. We measure ponding depth after a storm and look for blistering, softening or open seams under the pond. Heat adds thermal movement at seams and flashing, so sealants and terminations are pressed and probed. The wetting pattern inside, compared with the roof layout, usually shows where water is entering.
On a small commercial roof, most leaks start at a detail: the flashing at a parapet, the boot around a vent, the curb under an air conditioning unit, the cap on an edge. We walk the perimeter first, press the sealant, check the fasteners and look at how the membrane turns up at each wall. Rooftop units get a close look at the curb and the condensate line, since a clogged line can wet a roof as surely as a hole. A failed flashing is rebuilt with compatible material and a proper termination, and a failed boot is replaced, not patched.
Equipment added after the roof was built is a common weak point. If a unit, a vent or a sign bracket was installed by a trade that does not roof, the opening around it may be sealed with caulk alone. We count penetrations on the walk, photograph each and flag any that look unflashed. A roofer sets or reflashes the penetration, and the date and purpose go into the record, so the next leak has a documented detail to check first.
A repair is the right call when the roof is dry beneath and the defect is local. A coating restoration can extend the service life of a sound, dry roof after seams, flashing and punctures are repaired; the surface must be clean and the drainage addressed first. A replacement is the answer when insulation is wet across a wide area or repairs overlap. A moisture meter, an infrared scan on a suitable day and test openings confirm what is wet before a coating is proposed, since coating over wet insulation traps the problem.
Price moves with wet area, layers, penetrations, edge length, access and phasing. We keep those as separate lines. The district's stated aims include improving aesthetics, and a coating or new membrane changes how a roof looks from higher ground, but the reason to do the work is waterproofing.
A shop or office that has to stay open sets the pace of the roof work. We divide the roof into sections where drainage allows, finish and close each before the next opens, and place noisy tasks in the hours when customers are least affected. Interior protection goes up before the roof is cut, and a contact name and number are posted for staff. If rain is in the forecast, the open area stays small, and the day ends with a watertight edge.
Phasing costs more than a single continuous project because of extra tie-ins, repeated mobilization and slower production, and it spares the owner from closing. We list the phasing items as separate lines, so the owner can compare a phased price against a continuous one and judge what staying open is worth.
Reroofing here follows the Florida Building Code, 8th Edition, in effect since December 31, 2023. The Building Division enforces the code along with city ordinances and reviews construction, and its online permitting information lists reroof categories. The City's business resources include help with permits and business tax receipts, and we confirm the permit path for each scope before ordering material.
The closeout file contains the plan, photographs, test results, materials used and open items. A manager who handles preventive roof maintenance for the building can add visit notes to the same file. Owners with property in the Hollywood Beach Business District or the Liberia Area Business Corridor can have inspections arranged together, and emergency calls are answered at any hour.
