Active local weather warning
The National Weather Service has issued a coastal flood warning covering Hollywood. Heavy rain and drainage loading can expose roof leaks, blocked drains, and ponding water. This is a weather exposure advisory; it does not establish damage to a specific roof.
Do not access a roof during hazardous weather. Protect people first, avoid water near electrical equipment, and request roofing help when conditions permit.

Commercial roof inspection, repair, recovery and replacement in North Miami Beach, FL, with storm-season checks and written findings for property owners.
A roof that has gone through one South Florida wet season often looks the same in September as it did in May, and the difference is in the places a photograph from the parking lot cannot show: the strainer half-filled with grit, the seam that lifted a quarter inch, the sealant that cracked at a curb. North Miami Beach, FL has an Economic Development Commission whose stated job is to promote existing and new businesses and report on local economic conditions, and the City names Hanford Boulevard as its downtown area. Whatever the building type on that boulevard or elsewhere in the city, the roof question is the same: where does water go, and what has changed since the last time someone looked?
The Commission's role includes supporting quality development and business growth throughout the City. New and expanding businesses tend to alter roofs: rooftop units are added, antennas are mounted, exhaust is rerouted. Each change is a place where the membrane was cut or fastened through, and the trade that set the unit may not be the trade that flashed it.
For an owner who is leasing space, signing a new tenant or buying a building, the useful roof document is a dated condition report with photographs. We provide one after the first walk. The report names each roof section and its penetrations, the state of the drains and whatever repair history turns up, and it keeps urgent items apart from those to monitor.
Records matter most at turnover. When a tenant leaves, the unit that held the old equipment may leave abandoned supports, capped lines or patched openings on the roof. We note these, since each is a detail that can leak long after the tenant is gone, and we list the ones that should be removed or sealed properly.
A mean temperature of 76.1°F across the year at the NOAA Hollywood station, with August daily highs averaging 89.9°F, keeps a membrane working in warmth most months. A warm climate with a hot summer peak means membranes expand through most of the year and expand most in the months when rain is heaviest, so seams and flashings are stressed twice: first by movement, then by water finding the gap.
Storm risk peaks early in the wet season, from mid-May through early July, with damaging winds and hail among the hazards. That supports a pre-season walk that checks edge metal, loose equipment covers and drain strainers, and a post-storm walk that looks for lifted seams, punctures and displaced flashing.
Drainage ties the two together. A roof that drains quickly spends less time under load, so outlets, slope and overflow routes are the first place we measure. Standing water that remains a day after rain tells us more than any single seam does.
Not every roof leak comes from rain. Condensate from rooftop air handlers can discharge onto the membrane and keep one patch wet for months, softening the surface and staining it dark. Curb flashings dry out and split. Pipe boots crack in sunlight. These quiet leaks wet insulation slowly and show up late.
Where a ceiling stain appears without an obvious roof opening, a leak investigation traces the moisture route before any patch is made.
Roof access ladders, hatches and walkways get a quick look too. A damaged hatch curb lets water in directly, and a missing walk pad shows where technicians have been crossing seams.
Repair, recovery and replacement answer different conditions. A localized defect on a sound membrane calls for a repair with a clear boundary. Where the membrane is dry but weathered, a coating can follow once seams and flashings have been fixed. A roof with wet insulation across a large area usually points toward replacement of the wet layers.
Moisture readings, membrane attachment, deck condition and the count of details to rebuild make the choice. Cost and timing follow access, roof area, penetration count and the schedule of the business below. We list those drivers in the proposal, together with the evidence behind each recommendation, so ownership can compare options on facts.
Where an owner is unsure how long to hold a building, a staged plan helps: repair the active leaks now, correct drainage at the same visit and schedule the larger work for a budget cycle the owner chooses. The staged plan lists what each step solves and what it leaves open, so nothing is promised that the roof cannot deliver.
Commercial buildings that stay open to customers need a roof plan that starts with access: where the ladder or hatch is, where a lift can stand without blocking entrances, and which hours are quiet. We divide larger projects into sections that dry in daily, protect interiors where a ceiling will be disturbed and share the daily work area with the manager.
If a leak is active, we place temporary protection first and schedule the permanent repair after the water path is traced. That sequence keeps the business running and keeps the repair tied to evidence. Emergency roof repair is available when a storm opens a roof outside normal hours.
When tenants ask for noise or odor limits, those go into the daily plan. Adhesives and primers are kept away from air intakes, and hot work is avoided near combustible material. A named contact stays reachable to the manager through the shift.
The Florida Building Code in force is the 2023 eighth edition, and a reroof permit in North Miami Beach is confirmed with the city's building staff before material is ordered. Scope documents follow that standard, and each phase is photographed.
Owners with properties in Miami Gardens, Aventura or the NW 7 Avenue Corridor can use one file format across buildings, and a preventive maintenance program keeps drains and flashings checked before each wet season.
