Active local weather warning
The National Weather Service has issued a coastal flood warning covering Hollywood. Heavy rain and drainage loading can expose roof leaks, blocked drains, and ponding water. This is a weather exposure advisory; it does not establish damage to a specific roof.
Do not access a roof during hazardous weather. Protect people first, avoid water near electrical equipment, and request roofing help when conditions permit.

Roof repair, replacement and maintenance for mixed-use civic and commercial buildings in the Hallandale Beach Town Center area of Hallandale Beach, FL.
Mixed-use buildings ask more of a roof than a single-tenant box does, because shops, offices and civic space can sit under one membrane while the people inside each want different things from it. The City of Hallandale Beach master plan proposes a primary Town Center around Bluesten Park as a mixed-use civic and commercial area, with redevelopment opportunities at Hallandale Beach Boulevard and Federal Highway and around a future FEC commuter-rail stop. We repair, replace, recover and coat roofs on commercial and mixed-use buildings in and around that area, and the work starts with how water leaves the roof, how heat enters it and how the building is used underneath.
When one roof covers several uses, a leak becomes a coordination problem. A restaurant kitchen vent, an office air handler and a stair bulkhead may each pierce the same membrane, and each carries its own flashing detail. If one fails, the water might appear in a ceiling that belongs to a different tenant than the one who owns the equipment.
We map every penetration during the first walk, note who services what, and mark which flashings are original and which were added later by other trades. That map becomes the basis for a repair plan or a replacement scope, and it saves time when a manager needs to decide which contractor is responsible for a leak. Where several tenants share responsibility, a clear roof sketch with photographs keeps the conversation tied to the roof instead of to opinions.
Hollywood, our market city, averages 89.9 degrees for its August high, and a roof surface in direct sun gets considerably hotter than the air. Over a season, that heat expands the membrane by day and lets it contract at night, which works on seams and corners. A reflective surface reduces that swing, and a white or light-colored single-ply membrane is a common way to cut it.
Rain adds a second load. June and September each average close to nine inches in the Hollywood normals, and the National Weather Service singles out mid-May to early July as the period when damaging wind, tornadoes, lightning, hail and flooding are most likely across South Florida. For a mixed-use building, that means drains and overflow scuppers carry more weight in the design, since a clogged outlet puts water against parapets and walls that were not detailed to hold it.
The master plan treats the Town Center as a proposed area, and it describes sidewalks, canopy trees and street connections as part of how the center would take shape. Those are goals set out in a planning document, so owners should not assume that a given building will be demolished or changed on any schedule. What owners can control is the condition of the roof they hold today.
A building likely to stay in service for many years deserves a full assessment and, where the roof is near the end of its life, a planned replacement that includes tapered insulation and corrected drainage. A building where the owner expects to sell or redevelop may call for a spot repair or a coating that holds the line without a heavy capital outlay. Either way, we put the choice on paper with the scope, access needs and expected performance for each.
Single-ply systems such as TPO and PVC are heat-welded at the seams, which makes them a common choice for low-slope roofs with many penetrations. PVC tolerates grease and chemical exhaust better than most alternatives, a point to weigh near restaurant exhaust fans. Modified bitumen is a layered system with good puncture resistance where service staff walk often. Spray foam, when applied to a sound substrate, forms a continuous surface that conforms to odd shapes.
For roofs already carrying a membrane in good dry condition, a coating can extend service life and lower surface temperature. Which of these makes sense comes down to what is under the surface, how the roof drains, what equipment sits on it and how long the owner plans to hold the property. We do not recommend a system until we have looked at the existing assembly.
Drainage deserves its own line in the scope. A mixed-use roof often has parapets on several sides, which means every outlet must carry the full load and the overflow scuppers must sit at a height that protects the wall behind them. If the existing roof ponds at low spots, tapered insulation or added drains correct it during a replacement far more economically than they can later.
A mixed-use property has people at the front door all day. Roof access, material staging and hoisting have to be planned so that customers and residents never walk beneath a work zone. We agree on loading windows with the property manager, set up protected paths and schedule noisy work, such as tear-off or fastening, away from peak customer hours and quiet hours for residents.
If work must happen near an entrance, a covered walkway or barricade keeps people clear. Dust and debris control matter for restaurants and clinics, where air quality affects the business. We seal the opening at day's end so rain overnight does not reach the interior, and we photograph each stage so the owner has a record of what was done to the roof.
A good record lists roof age, system type, past repairs, penetrations and drain locations. We build that record from our walk and from the owner's documents, and it supports permit applications, insurance review and sale diligence. Owners with other buildings nearby can extend the same format to roofs in Hallandale Beach, the Gateway West area and Dania Beach, which lets one manager compare the condition of several roofs side by side. For ongoing care, a maintenance program before each wet season clears drains and resets flashing.
