Active local weather warning
The National Weather Service has issued a coastal flood warning covering Hollywood. Heavy rain and drainage loading can expose roof leaks, blocked drains, and ponding water. This is a weather exposure advisory; it does not establish damage to a specific roof.
Do not access a roof during hazardous weather. Protect people first, avoid water near electrical equipment, and request roofing help when conditions permit.

Commercial roof repair, replacement, coating and maintenance for shopping centers, office parks, medical and industrial buildings in Pembroke Pines, FL.
A shopping center roof is rarely one roof. It is a run of tenant bays under one long surface, split by firewalls and crossed by rooftop units, so water that enters one bay may travel the deck and surface in another. The City reports over 10 million square feet of commercial development, mostly along Pines Boulevard, and retail space exceeding 8 million square feet over 34 square miles, power centers and neighborhood shopping centers among it. Our roof work in Pembroke Pines, FL covers retail strips, offices and medical buildings, from inspection and repair to replacement, recover and coating on low-slope and metal systems.
The City lists industrial parks, office parks and a medical sector among its commercial building types, in addition to retail. Each type asks something different of a roof. Retail centers need long parapet runs, tenant-by-tenant leak tracing and careful work around rooftop units. Office parks need clean, quiet work and good records for managers who oversee multiple buildings. Medical buildings need dust control, noise planning and attention to air intakes. Industrial buildings need large-area drainage planning and seam attention.
We treat each as a separate problem. The first walk identifies the system and its condition, and the report describes what the building needs without assuming it matches its neighbor. That approach keeps pricing tied to the roof in front of us, since a repair on a small roof and a replacement on a large one have different drivers.
In the NOAA normals for Hollywood, the market city, August brings an average high of 89.9 degrees. June and September rainfall average about 8.8 and 8.7 inches. A large flat roof absorbs heat all day, which stresses seams and flashing, and then must move a lot of water quickly during a summer storm.
From mid-May to early July the National Weather Service expects the wet season's worst weather in South Florida, including damaging winds and tornadoes, lightning, hail and flooding. On a big roof, the number and condition of drains decide whether a storm leaves a few puddles or a pond. We count outlets, check strainers and measure ponding depth, then compare the roof layout with the likely flow of water.
Medical and office tenants add a quieter requirement: indoor conditions. A roof that runs hot raises cooling demand for the space below, and wet insulation worsens it. Reflective membranes and coatings help control surface temperature, and a dry, well-insulated assembly keeps cooling equipment from working harder than it must. Written options note thermal considerations whenever the building holds temperature-sensitive operations.
On a multi-tenant roof, the first task is to divide the surface into logical zones: by firewall, by tenant bay and by equipment cluster. Then we trace each leak report to its zone. A stain in a bay near a firewall may come from a flashing failure at the wall, not from the membrane. A stain under a rooftop unit may come from the curb or from condensation lines.
Records help here. A roof sketch marked with tenant bays, equipment, drains and past repairs lets the manager see patterns. If repairs cluster at one wall or one line of equipment, the pattern points to the cause. We also note which flashing details are original and which were added by other trades, since replaced equipment often leaves behind poorly sealed curbs.
Phasing is the other discipline on a long roof. We plan the work in bays that match the tenant layout, starting at the end farthest from the main entrance and finishing each bay before moving on. That order keeps customers away from the active zone, limits the length of open roof at any hour and lets us return to a finished area for quality checks while the crew continues elsewhere. Tenants with sensitive stock or food service receive earlier notice and, where needed, temporary protection under the work.
A repair fits a membrane that is sound apart from a few defects. A coating extends the service life of a dry, weathered membrane. A recover goes over a dry existing roof and skips the tear-off. A replacement rebuilds the assembly when moisture or age demands it.
Cost depends on area, access, insulation, penetrations and disposal. On shopping centers, tenant coordination and phasing also affect cost. We write options with those factors visible, so an owner can compare a lower first cost with a longer service life and see what each leaves open.
Insulation is the quiet cost driver. A roof that has been wet for some time has insulation that no longer insulates, and the owner pays for it in cooling load as well as in repairs. Replacing damaged boards during a recover or replacement restores thermal performance, and a new cover board improves resistance to foot traffic around rooftop units. We list those items separately so the owner sees what is structural and what is optional.
The Florida Building Code, 8th Edition (2023), took effect December 31, 2023, and a reroof is written to meet it. The local building authority sets permit requirements, and the scope names the current system, the new system, any drainage changes and equipment work, which keeps the application complete. Photographs of each stage, from tear-off to final flashing, are kept in the file.
That file is worth more than it seems. Lenders, insurers and buyers ask for roof information, and an owner who can produce a dated report with moisture findings and repair history shortens that conversation. A roof condition report is the working document for that purpose.
Warranty paperwork also belongs in the file. If a prior roof carried a manufacturer warranty, its terms may limit who can repair it or what products can be used, and a repair done outside those terms can affect coverage. We ask for any existing warranty documents on the first visit and write the scope to respect them where they apply.
Most commercial development runs along the Pines Boulevard corridor, while industrial buildings cluster in the Pembroke Pines industrial parks, mainly in the northwest. Owners with property in Miramar or Davie can use the same report format. A maintenance visit ahead of the wet season keeps drains open and flashing snug.
